Recent figures show that 46% of home loan applications are now coming from first-time buyers.
However, instead of sprawling family homes, these savvy shoppers are turning their attention to compact, stylish starter homes designed to suit modern lifestyles without the high costs and heavy maintenance.
Jonathan Spencer from OneDayOnly.co.za says smaller homes – typically between 70m² and 116m² – are ticking all the right boxes for this new wave of homeowners.
‘Starter homes are the ideal launchpad for new homeowners,’ Spencer explains. ‘They offer the essentials without being financially overwhelming, and leave room in the budget for buyers to personalise their space.’
He adds that these compact homes come with major perks: lower rates, cheaper insurance, and reduced utility bills. That extra financial breathing room is inspiring homeowners to get creative and upgrade their spaces with personal flair and thoughtful design.
Spencer shares practical tips to help first-time homeowners make the most of their compact spaces:
- Prioritise the essentials: Before going decor-crazy, invest in comfort, like a quality mattress and a sturdy, cosy couch.
- Choose dual-purpose furniture: Space-saving pieces like storage ottomans, multifunctional dining tables, and smart bookshelves do double duty.
- Create the illusion of space: White walls, mirrored surfaces, and strategic lighting can make smaller rooms feel expansive and airy.
- Design with flexibility: Multipurpose areas—like a bedroom-office combo or a dining nook that transforms into a weekend work zone—are key.
- Add personality: Don’t be afraid to get quirky. A chair doubling as a nightstand or wall sconces with flair can give the home a signature look.
